R.J. BRUNELLI & CO. ANNOUNCES LEASES FOR AAMCO, DOLLAR TREE AND OTHER TENANTS IN NJ AND ACROSS THE NATION
OLD BRIDGE, N.J. (8/18/15) – R.J. Brunelli & Co., LLC today announced the recent completion
of a series of leases that will bring major retailers, automotive services, and personal services to sites in
New Jersey and nationwide.
In its capacity as Dollar Tree’s exclusive real estate representative for all of New Jersey, R.J.
Brunelli brokered leases and a property sale that will bring the nation’s largest single-price-point retailer
to four more locations in northern and southern parts of the state. In Orange, the chain signed for an
11,000-square-foot space in a center located at 557 Main St. Dollar Tree will occupy an end-cap space
that formerly housed Karl’s Appliances, which relocated elsewhere in the center. In East Orange, Dollar
Tree signed a lease for a 12,682-square-foot space that previously housed a hardware store, located at 352
Central Ave. In Wayne, Dollar Tree leased a 9,400-square-foot end-cap unit in a 29,000-square-foot
center located at 172 Mountain Blvd., directly across from New Jersey Transit’s Mountain View –Wayne
train station. The store in Wayne is projected to open in January 2016, followed by East Orange in March
and Orange in July.
Dollar Tree’s latest southern New Jersey location will be in Bridgeton, where the company’s
preferred developer, Elcan & Associates, acquired a 9,040-square-foot freestanding building at 399 East
Broad St. that was formerly occupied by another dollar store. The Bridgeton store is projected to debut
this September.
All four deals were brokered by R.J. Brunelli senior vice president/principal Danielle Brunelli, who also represented Dollar Tree on leases completed during the first half of 2015 for locations
in Washington Borough and Florence, N.J. Ms. Brunelli co-brokered the East Orange deal with
sales associate Nick DeLuca, the Orange deal with sales associate Alan Gott, and the Wayne deal with
sales associate Patti Fiore.
Additionally, Ms. Brunelli represented the landlord in a deal that will bring Dollar Tree
to a 13,500-square-foot freestanding building at 1118 Edgemont Ave. in Chester, Penn. The space was
previously occupied by a sneaker store. An October 2015 opening is projected.
Elsewhere in Pennsylvania, R.J. Brunelli sales associates Joseph Amecangelo and Mario Brunelli
represented the investor on the purchase of a freestanding, 14,820-square-foot building housing an
existing Walgreens store at 8500 New Falls Rd. in Levittown. Walgreens will continue to operate at the
location.
In its role as exclusive national leasing representative for AAMCO transmission and total car
repair, R.J. Brunelli brokered a lease for a 6,200-square-foot freestanding building at 321 Douglas St., in
Lees Summit, Mo., previously occupied by Cooper Auto, and a 5,413-square-foot freestanding building
formerly occupied by Enterprise Car Rental at 2263 Harbor Boulevard in Costa Mesa, Calif. Both
locations, which are operated by franchisees, have opened. These latest leases follow a transaction that the
Old Bridge-based firm completed for the company’s franchisees earlier this year in Scottsdale, Ariz. All
deals were brokered by Ms. Fiore, who serves as AAMCO account manager.
In Bergen County, vice president/principal Ron DeLuca represented Ulta in a deal that will bring
the chain to a 10,500-square-foot space at The Shoppes at DePiero Farms, a new 231,000-square-foot
center being built at 300 Grand Ave. West in Montvale. Ulta, which will be part of a satellite building at
the Wegman’s-anchored center, is expected to open in the first quarter of 2017
In Morris County, sales associate John Lenaz represented interactive children’s gym Great Play
on a lease for 3,474 square feet at Florham Village Towne Center, 195 Columbia Turnpike, Florham Park.
The 58,000-square-foot center in anchored by CVS and Petvalu. Great Play is expected to open this
December.
In Middlesex County, R.J. Brunelli & Co. represented Primrose Schools in a deal that will bring
the provider of early education and child care to a new, 12,000-square-foot building located at 3649 Rte.
9 in Old Bridge, one-half mile north of the highway’s intersection with Rte. 18. A June 2016 opening is
anticipated. R. J. Brunelli & Co. represents Primrose Schools on an exclusive basis in Middlesex,
Monmouth and Ocean counties. The company, with more than 300 schools in 25 states, is planning to
expand its operations throughout New Jersey. Mr. Lenaz brokered the deal.
Elsewhere in Middlesex, Ms. Brunelli brokered a deal that will bring Massage Envy to a
2,322-square-foot end cap unit at the 50,000-square-foot Centennial Plaza at 1348 Centennial Ave. in
Piscataway. A November 2015 opening is anticipated. R.J. Brunelli & Co. serves as preferred broker for
Massage Envy.
In Carteret, Ms. Fiore represented the landlord in a deal that will bring Spirit House- Halloween
to a 6,500 square-foot space at Plaza 12. Located on Roosevelt Avenue, the center is anchored by
AAMCO, Autozone, Walgreens and McDonalds.
In Monmouth County, Mr. Amecangelo represented Seaview Dental (Drs. Alan Cohn and Ira
Port) on the purchase of a 5,200-square-foot freestanding building at 1111 Rte. 35 North, near Sunset
Ave., in Ocean Township. The building was previously occupied by Casale Tile. Seaview Dental, which
is relocating from the Seaview Square shopping center across Rte. 35, expects to open its new office this
fall. The practice also has offices in Jackson and Pine Beach.
Elsewhere in Monmouth, Ms. Fiore represented landlord Redwood Properties on the sale of the
former Friendly’s restaurant site at the intersection of Rte.35 and Hazlet Ave. in Hazlet to Gold Square NJ
LLC. Gold Square will be leasing the 4,059-square-foot building to Fire House Subs and another tenant.
Additionally, Mr. Amecangelo represented the landlord on the lease of a 0.7- acre site at 981 Rte. 36 in
Atlantic Highlands to used car dealer Smart Motor Auto Sales. The site previously housed Auto Exotica.
