R.J. Brunelli & Co., LLC today announced the recent completion of a series of leases that will bring major retailers, restaurants, beauty and automotive service tenants to sites throughout New Jersey and Maryland.

Dollar Tree, the largest single-price-point retailer in the country, recently signed a lease that will bring its Deal$ concept to an 11,400-square-foot space at 58 Broad Street in downtown Elizabeth.  R.J. Brunelli serves as the retailer’s exclusive real estate representative for all of New Jersey. This latest lease follows transactions the Old Bridge-based firm completed last year for Dollar Tree and Deal$ stores in Neptune, Raritan, Union City, Belleville, Roselle, Edison, Perth Amboy, Mount Olive, Jersey City, South Plainfield, and Irvington.  All deals were brokered by senior vice president Danielle Brunelli.

In Union County, Ulta Beauty signed a lease for a 10,000 square feet inline space at Clark Commons, a new 225,000-square-foot center on Raritan Road in Clark that will be anchored by Whole Foods. This lease was brokered by R.J. Brunelli senior vice president Ron DeLuca, who represented Ulta on deals for New Jersey locations in Howell and Marlboro last year.

In the firm’s recently announced role as exclusive national leasing representative for AAMCO transmission and total car care centers, R.J. Brunelli brokered leases for new franchised locations in East Brunswick, N.J. and Glen Burnie, Md. Both freestanding locations will operate as total car care centers. The 6,100-square-foot East Brunswick facility will be located in a new building at 545 Route 18. The 5,332-square-foot Glen Burnie center will open in a former Goodyear facility located at 7423 North Ritchie Highway. The deals were brokered by R.J. Brunelli account managers Patti Fiore and Joseph Amecangelo.

In Marlboro, N.J., a 13,500-square-foot Petco will be joining the lineup of tenants at the new 100,000-square-foot Marlboro Commons, located at the intersection of Routes 9 and 520. R.J. Brunelli serves as exclusive leasing agent for the Monmouth County property, which is anchored by Whole Foods (scheduled to open this spring). In addition to Whole Foods, other prominent tenants previously signed by the firm for the site in 2013 and 2012 include Walgreens and Ethan Allen Furniture (both open), and Ulta Beauty (expected to open soon).

Elsewhere in Monmouth County, R.J. Brunelli brokered the lease for a European Wax Center franchisee for a 1,610-square-foot space at Raintree Town Center in Freehold Township. The center, located off Route 537, is anchored by a Stop & Shop supermarket.  This follows leases brokered by the firm last year for locations in Aberdeen and Piscataway in its role as European Wax Center’s exclusive broker for central New Jersey.  Ms. Brunelli brokered all of the deals.

In its capacity as exclusive leasing agent for Woodhaven Plaza, a new 117,800-square foot neighborhood shopping center on Texas Road in Old Bridge, R.J. Brunelli brokered deals for The Learning Experience (a 10,000-square-foot children’s learning center); Trattoria Ravella (a 3,775-square-foot restaurant and pizza shop); Jade Nails (1,600 square feet); and Subway (1,200 square feet). All deals were brokered by sales associate Marty Yaged.

In Morris County, the firm completed a lease for a 1,600-square-foot Jersey Mike’s Subs within a freestanding former Daffy’s store located at 346 Route 10 in East Hanover.  In its role as exclusive agent for the landlord, R.J. Brunelli brokered a deal last year for a 6,000-square-foot Verizon store at the sub-divided building, which initially added a 15,000-square-foot Party City. Approximately 7,400 square feet remains available.

“The deals completed thus far this year followed a robust performance during 2013, when our team executed a diverse range of leases and land transactions on behalf of tenants and landlords,” said Richard J. Brunelli, president of the firm.

In addition to the multiple aforementioned 2013 deals with Dollar Tree, Ulta and European Wax Center, the firm arranged leases for several leading national restaurants last year, including Red Robin for sites in Secaucus, Brick and Vineland; Bonefish Grill in Manalapan; and Burger Fi in New Brunswick and Secaucus.   R.J. Brunelli serves as exclusive leasing representative for each of the chains in various parts of New Jersey. The recently opened New Brunswick Burger Fi was the fast-growing chain’s first location in New Jersey. Other tenant rep leases executed last year included Ms. Brunelli’s deals to bring Sally Beauty to sites in Oakland and Wall Township, N.J.

Additionally represented the landlords on Hobby Lobby’s lease for the 42,000-square-foot former Sports Authority space on Route 1 in Lawrenceville and DSW’s lease for the former 24,400-square-foot former Border’s on Route 35 in Eatontown.

Along Monmouth County’s Route 9 corridor, the firm represented specialty grocer Livoti’s Old World Market on its lease for 12,000 square feet at Marlboro Plaza and brokered the lease that will bring a 1,950-square-foot Pure Barre fitness studio to Manalapan.  In Middlesex County, Mr. DeLuca and sales associate John Lenaz brokered a land sale that will bring a Wawa market and gas station to a two-acre site at The Landing at The Point complex in Sayreville. John Lenaz additionally represented the tenant on a deal to bring a freestanding, 3,200-square-foot Investors Bank to a new strip center on River Road and Outwater Lane in Garfield.
